  • Title Deed: Also called the Sale Deed or Sale Agreement, this document is meant to establish the ownership of the property.   • NOC or No Objection Certificate: Your property developer should obtain diverse NOCs from varied authorities while completing a housing project. The number of certificates can vary depending on the state. You should ask your developer for a copy of the NOCs and keep them safely with you.
  • Property Tax Receipts: Proof of payment of property tax that is levied by the local municipal corporation is needed to establish that the taxes of the property are up to date.
  • Encumbrance Certificate: This certificate is issued by the Registrar of Sub-Assurances or Registrar of Properties. It certifies that the property is free from any kind of legal or financial liabilities.
  • Building Approval Plan: In case you are buying an under-construction property, it is imperative to verify that the building plan has been approved by the relevant local authorities, including the Municipal Corporation or Development Authority.
  • Khata Certificate and Extract: A Khata Certificate contains details on the property, including the owner's credentials, demarcations, location, carpet area, and built-up area. Such documents help in establishing the property's ownership, as well as paying property taxes. The Khata Certificate is issued by the local municipal corporation.
  • General power of attorney: This document essentially is a testimony of the sale purchase deed done by an authorized person on behalf of the owner. This legal property document shall be required in original format when you apply for a loan.
